Home Information Packs (HIPS)  

As from the 1st June 2007 you will need a Home Information Pack or HIP if you wish to sell your home.

A Home Information Pack is a collection of Legal documents and other information about your property. The pack is intended to improve the home buying and selling process in England and Wales.

Under the current system key information is not available to either buyers or sellers until a sale is agreed. This often results in costly issues arising later in the sales process. The government intends that by using a HIP this information will be provided beforehand so that potential buyers will be able to make an informed decision, preventing delays and misunderstandings later in the process.

The pack must contain the following legal documents:

• A sales statement
• A copy of your deed
• A local search
• A drainage search
• An Energy Efficiency Certificate

This pack must be prepared before you put your house on the market. As we are Worcestershire leading HIP provider it is essential that you contact us first before you go to your agent.

The Legal nature of the HIP means that it is best prepared by a fully experienced legal professional.
